It depends on the state you live in. All states have different values.

For example, where I live in Tucson, Az, there are many many mobile home parks all over Tucson. The mobile homes here sell great and not cheap.

If you live where there are several to many tornados, your value is a lot lot less. Even with a mobile home tied down, it's no match against a tornado.

The mobile home we live in is a 14 X 70, 1976. We bought it 11 years ago and paid &7,000.00 cash. He wanted $8,500.00 I said $7,000.00 cash today, he said sold!

It looks brand new because the guy before us completely remodeled everything except the kitchen cabinets and sinks and the bath tub and it's sink.

We keep it painted on the outside and looking new on the inside.
At todays prices, if we sell this home we will get $8,500.00 for it without a blink of an eye. That's for Tucson though.

So, what i'm saying is, at least $8,500.00 but, there are some here in this park that sell for $15,000.00 for the same size because they know it will sell on payments.

Look in your local paper and see what prices similar size and year is going for and stick a price out there.

The value depends on the size and it can range from 437,000 to $75,000.the value decreases for used mobile homes for every 5 years at a rate of $5,000.the value does not appreciate and the value also depends on the facilities available. You can go to, http://www.costhelper.com/cost/home-garden/mobile-home.html, to get more information.

baby.ruth: I think you meant $37,000 not $437,000.
Yes they do depreciate in value to the "County Tax
Assessor Office".
They do will and do sell over the assessment quote value but, there is no way anyone will ever get $437,000 for a 1982 14 X 70 mobile home.
That is totally preposterous!!!!!!!!!!!!!!
I have dealt in mobile homes for years and every mobile home dealer will gladly tell you that is preposterous!!!!!!!
If that were true everyone would be in the business. You only need to buy one at $7,000 to $8,000 dollars and sell it for $437,000 and retire!

The site you listed say's, The average sales price nationwide for a (new) manufactured home in 2007 ranged from $37,100 for a single-wide and $73,600 for a double-wide (not including land), according to an annual report by the Census Bureau and the Department of Housing and Urban Development. Regionally, the lowest average price was $35,900 for a new single-wide in the Midwest and $83,800 for a new double-wide in the West.
So why would anyone give $437,000 for any used one.
