Landlord tennt security deposits rights

my tenant vacate my appt. not letting a foward adresseven do i advise her she kept mail keys beeper and amenities keys i write her a certerfied letter informing her abboutt the damages and repairs that i needed to do i have a 1000.00escuritry deposit and repairs are above that i send also regular letter and she didnt respose in 15 days she didnt pick up the certrerfied letter 18 days later she calls me to give me her adress lke nothing happen now shes harrassing me like she always did when things werent her way i been told since she didnt answer this letter on rigth time thast she had forfeitted her rights the combo washer that was broken i took like 18 days waitting pn parts preventing me from showing or rentiing the appt. i wouldnt have to talk to her again she gets very v snnatty and shes been on my home to yelled at me and provoct me please let me know iff i have to deal with her ornot thank you for your response and God bless are the profetionals that help people like me wiyh there free advise and Happy Fathers Day to all the dads Godbless thank you

Tell her if she dont shove on and leave you alone you will take her to court for the above and beyond damages and also be forced to have charges pressed against her for harassment -- tell her to step on and keep on stepping and to not look back or come back and if need be call the police and they will take out a No Trespass on her ---

you make a good faith effort, like ther cert letter. that should be enough

Contact an attorney for a free consultation. It looks to me like that former tenant owes you some money for damages and costs above the amount of her deposit. Keep all of your receipts and write down everything you had to repair and take her to small claims court to get the money she owes you. I'll bet she stops being snotty after that. You have rights as a landlord.

Hopefully you got pictures of the damages but yes.... looks like a good time to go to court
