My landlord has told me thats hes selling the house i live in. He gave me a letter stating that he wants me out in 45 days. Is this legal

Read your lease, it may say he must give you only a forty-five day notice.
Also if he is showing the place for sale while you still live there, he has to give you 24-hour notice before bringing people in. Request a set time that he would come, else you may not he able to be home then.

Yes & if you don't move out the people moving get to pay $1000 to have you evicted! Not fun. I'd move. Good luck.

Its not a deed but a rental agreement

this is not a legal document if it is not from the court house also the house is not even on the market yet

No he can't he has to give you 3 months notice. If you have a rental agreement and its not month by month you can fight it. But either way he has to give you 90 days

original lease ran out. now a month a month. no legal notication given. can i wait for llegal papers before i vacate

no, legal notice given. handwritten letter. it was not a notice to quit.

It still notice. Pretty sure it counts and if hes smart he made himself a copy as proof.
