With the prices of lumber these days, is a saw mill a good investment?

I don't know. If you have access to the trees and the equipment to fall and get them to the mill maybe. You'll need a good drying shed as well.

If you mill your own lumber be prepared to have a way to dry it, and plain it. Not a cut and use situation.

Yes, I just went in on one myself. We've got a 32" round sawmill for cutting cants and a 20" bandsaw mill for cutting boards. My partner has several excavators, a dump truck, a low boy, a dozer, and land. Good timber is easier to get now than it has been in the past few years. I see a lot of saw logs getting cut and sold as firewood. You need a market or a purpose for the lumber and you will need a good place to store it properly if you cut more than you sell.

Well I sell firewood and I've cut quite a few good mill logs into firewood because I don't have anything else to do with them. I've seen portable mills that just mount to your chainsaw, ever hear anything about them? I'm just looking for something, so I don't have to cuts these nice logs

A chainsaw mill is not going to make you any money. It's a lot of work, and it's a two person job, so it's main usefulness for building in the wilderness where you cannot take a larger unit. You are also wasting 1/4" of material with every cut just with the kerf, then another 1/4" off in the planer. That's 1/2" of waste and a lot of work for every cut. I can crosscut logs with my 385 freehand (with a batten) by myself quicker than a two person chainsaw mill.
