Does painting a hard wood floor make your house unable to sell if the original floor was really bad?

Painting a hard wood floor will make your house sell. However, the quality of damage on the floor can also determine the end results of painting because if it was 'really bad', the painting might not seal the damages. This means you might have to replace the floor.

Once painted the floors are smooth and don't show any of the damage that the hardwood showed. The hardwood had major dark stains from who knows what, many scratches and paint stains around the edge. The stains don't show even through the first coat of paint, the scratches leveled out and the white paint covered the various paint stains.

We think it looks much nicer but our realtor said you should never paint a wooden floor but hasn't seen it yet. We had a different realtor who showed the house who said that it was bad to paint wooden floors but didn't like a lot of other things about it so we weren't sure if it's actually the floor or just the house in general.

most buyers would prefer..that you re-finish the floor..or lay carpet..then "they" can finish it w/o having to "strip" paint first..

In the overall picture of selling a house, one bad looking floor will neither make or break a sale,there are other factors taken together that will sell your house.Painting a floor is not a good idea since it will scuff off in a short while,preferably what you should do is find some cheap laminate flooring and re-do it.
