I realise that ceiling i my bedroom is beading. what to do?I am in Wales. I got already thinks to do for my landlord. He dont pick up phone

Contact the local agency which gives landlords certificates of occupancy for their building (here it is the building department; I'm not sure what it's called in Wales) and tell them that you have a complaint and your landlord refuses to return your calls. You may have to take him to civil court to get him to make repairs. If you have access to free or low-cost legal advice, please contact an attorney (here we call them attorneys, I believe over there you call them solicitors???) who can best advise you on how to proceed. If all else fails and you can afford it, move.

If your landlord will not deal with a major maintenance issue, first thing you need to do is call the housing authority or local governmental agency dealing with rental property, file a report, and request an inspection. They may deem the house uninhabitable if it dangerous, or put your landlord on notice to get the repairs done. They can also mediate compensation if it causes you monetary damages.

If the landlord does not pick the phone and maybe is not aware of what you want to report to him, you may need to find other means to reach him. However, if he is trying to ignore your call, your next move would be to call the local government agency and report the matter. An inspection will follow, where they will decide whether the beading ceiling poses as a danger or not. They will then prompt the landlord to make the repairs.
