How Does a Quitclaim Deed Work?

Answer

A Quit claim deed is a deed which offers no warranty or covenant to the buyer or the entity taking ownership (grantee). In this type of deed, there is no guarantee that the person transferring ownership (grantor) has the right to make transfer of ownership. A quit claim deal only guarantees that the seller is freely and willingly transferring any and all rights they have in the real estate being transferred.
